Sweet Home Americana (v.02)

Merry Christmas!!  Here is my gift to you: Sweet Home Americana v.02!  This classic American home features statuesque columns, three (3) bedrooms, three (3) bathrooms, den, large kitchen with breakfast nook, formal living and dining areas, and a designer pool with a pool house on an expansive stone deck.

This lot requires LN and Ambitions.  As usual, this lot comes unfurnished but I have supplied a list of CC for the build portion in the download.  The house was built on a 33 x 27 lot in Los Aniegos and costs 168,552.

Modoville Townhomes

I haven't uploaded in a while, but today I bring you the Modoville Townhome complex with seven (7) distinct units ranging from one (1) to three (3) bedrooms, gated patios, terraces, and large balconies.  This 28 x 39 lot requires ALL EPs, including Late Night as it is meant to be used as an apartment building.  I haven't added any markers in order to allow the downloader to select which unit to be lived in once placed in their game.  If you would like to use this lot as it is intended and don't know how to place markers, I've included a brief tutorial below.

This lot is UNFURNISHED and I have included a list of CC and Store Items used for the build portion in the zip file.  The "furnished pics" are of Unit #2 (1 bedroom / 1 bathroom) used to demonstrate how large these apartments actually are.

PLEASE READ!!

If you intend to use this lot as an apartment building, follow the steps below carefully:

1. Enter the lot after placing it in your town and open the cheat window (CTRL+SHIFT+C).
2. Type the following in the cheat window and hit enter: TestingCheatsEnabled True
3. Reopen cheat window, type, and enter: BuyDebug On
4. If you were not automatically routed to this point, look for the ? category in buy mode.
5. Locate the Hidden Room marker in the Miscellaneous Category and place it in ALL of the rooms you will NOT be using.
6. Be sure to not place ANY markers inside the unit you plan to use.
7. The mailbox bank can also be found here.  Place it at your own discretion in a public area on this lot.
8. When finished, close out all of the cheats you opened. (BuyDebug Off) & (TestingCheatsEnabled False).

Ole Towne Church

I realize I haven't updated in some time, but I'm back with a community lot this time.  I was in need of a nice venue for my weddings so I built this simple yet romantic little chapel.  It makes for some great pictures when the lights are dim and set to flame color.

I've included the CC list in the .rar file.

Sweet Home Americana (v.01)

As promised, here is my first installment for my Americana collection.  This traditional brick and siding home has five bedrooms, formal dining, kitchen with breakfast nook, large family room with vaulted ceiling, laundry room, and two car garage all on an expansive lot with deep rooted mature trees and stone walk ways.  (Was that a run-on sentence?  IDK.)  I placed it on a quaint little street in Redcliffs, check out the mapview for placement if you have this world installed.  (If you don't, get it here.  It's absolutely amazing!)

As usual, this house comes unfurnished and I have included a list of custom content for the build portion in the download.  So, here are a few pictures:

Mid-Century Classique

Today I bring you one of my favorite residential lots I've built recently.  It's so simple and functional yet very stylish, I love it and I hope you all do too.  Thanks to my dining room decor, I was honored with the image of the week award at Living Sims.  (Thanks for voting for my screenshot!!)

With two rooms, one bathroom, laundry, garage, and pool this house is perfect for new families or empty nesters.  As usual, this lot comes unfurnished, but I've included a list of custom content with the download.  Here is the mapview for those of you who have Redcliffs installed.

Villa del Mar

For my first download, I bring you 9 Marine Parade, also known as Villa del Mar.  This lot was built on the shores of Redcliffs.  (If you don't have this world, GET IT!  You can find it here at Awesims.)  I've included the map view for those of you who would like to place the lot exactly where I've built it.

This home has four bedrooms, two and a half baths, salon, multiple balconies, and  a pool.  Now, onto the pictures:

Welcome!!

Welcome to Sims 3 Properties!  I've been debating on whether or not to share my lots publicly for a while because the thought of it seemed like such a hassle.  And, well.. I just never thought my creations were download worthy.  But thanks to all the wonderful feedback I've received at Living Sims, I've mustered up the courage to open this blog.

There are a few things to note when downloading the real estate.  Although the majority of the properties will be pictured fully furnished and decorated, none of the downloads will include these items.  The furnished pictures will serve as ideas as to what the house/community lot will look like when furnished.  When you buy a house or rent an apartment in real life, it doesn't come with the furniture does it?  Nope.  So, that's the idea here.

I will try to include links to some of the content I use in these properties, but it would be an incredibly daunting task to give links to every last item.  So, please understand if I don't list where I got the toothbrush on the sink in the hall bathroom.  Chances are that I won't remember.  For this, I appologize.

With that aside, I do hope you all enjoy your visit to Sims 3 Properties!!
